Asking prices drop 2.2 per cent whilst homeowner sentiment improves

The latest figures from the Rightmove House Price Index, released today, show:

  • Average asking prices fell by 2.2%, £5,102, to £222,762 from £227,864 in July.
  • The North West witnessed the biggest increase in asking prices with the average price increasing 1.4% from £164,132 in July to £166,384 in August.
  • Sentiment continues to improve with 75% of home movers not expecting prices to fall in the next 12 months. This is in stark contrast to January when two-thirds expected prices to be lower 12 months out.
  • The number of new sellers measured this month is 82,700, 23% lower than the 106,855 recorded in the depressed falling market of August 2008, and well below the pre-credit crunch seller numbers of 149,000 and 167,000 in 2007 and 2006 respectively.
  • The Rightmove website recorded 585 million property pages viewed in July, beating the previous high of 568 million reached 16 months ago.
